    British Land

    Storey is a flexible workspace offer created by British Land for ambitious and growing businesses, as well as larger organisations seeking additional space on flexible terms. Created to fill a clear gap in the London office market which customers say is not being satisfied, Storey provides offices for companies employing between 20 and 70 people who have outgrown co-working space and whose needs have evolved. Storey also suits existing or large customers seeking project or shorter-term space on top of their core requirements.

    What customer problems did you set out to solve?

    Storey helps customers remove the hassle of running an office and allows them to focus on their own businesses. Storey’s simple and flexible workspace can be as small or big as the customer needs. Therefore, if their business is growing fast, the space can grow with them. Leases are simple, jargon-free and all-inclusive, covering rent, business rates and services charges, fully backed-up WiFi (one of the top frustrations identified in our research), reception service, cleaning & maintenance and office furniture. The concept also brings the benefit of enabling customers to be part of a like-minded community, fostering a collaborative environment.

    What differentiates your proposition from other offerings in the market?

    As Storey is a British Land brand, we have the benefit of owning the buildings in which Storey operates. This gives us much greater control of the service and experience customers receive, such as the quality of the technology and continuity of the WiFi. We are in a great position to really deliver on our offering and leverage on a trusted brand that is well-known in the market place. Storey is great for companies that have outgrown the co-working space stage and are looking for a home of their own. Importantly, Storey enables personalisation and companies can truly make the space unique. Generally, spaces for growing SMEs are inflexible and allow for minimal personalisation due to quick turnover periods.

    What impact has the proposition had?

    British Land was one of the first major property companies to launch its own flexible workspace brand, leading the way in providing quality flexible office space. We anticipated a trend in the market and recognised that we could use our expertise and real estate ownership to provide a service that meets the needs of ambitious businesses.

    What’s next for your proposition?

    We will continue to grow Storey across our London campuses where we feel customers can benefit from the mixed-use environment. British Land plans to expand Storey to as much as 10% of its office portfolio.
